TPO roof repair addresses the common failure points of this popular flat roofing membrane – seam separation, punctures, and shrinkage that pulls the membrane away from edges and penetrations over time. TPO is widely used on commercial flat roofs, and most issues trace back to these same few causes.
We handle this for Java, VA property owners noticing leaks, visible seam gaps, or membrane that's pulled loose at roof edges and around rooftop equipment. TPO seams are heat-welded during installation, and it's typically at these weld points where problems eventually show up, especially on older installations.
We inspect all seams and flashing points first, since that's where the vast majority of TPO leaks originate, along with checking for punctures from foot traffic or rooftop equipment. Seam repairs involve heat-welding the membrane back together at the failure point, which creates a stronger bond than adhesives or sealants alone. Punctures get patched with compatible TPO material, properly welded rather than just taped over, since a taped patch won't hold up long-term.
Cost depends on how many seam or puncture points need repair and the overall condition of the membrane.
